Forecasters highlight that annual rental inflation is expected to settle between 4% and 5% as structural imbalances between tenant demand and active stock remain unresolved.

Elevated home loan borrowing costs continue to lock prospective first-time buyers into the tenancy sector for longer durations, compounding the lack of turnover in private rental units. This heightened baseline demand limits flexibility for families and working professionals seeking to relocate, keeping overall affordability under noticeable strain nationwide.
