Major specialist buy-to-let lenders, including Paragon Bank and United Trust Bank, have lowered borrowing rates across specialised landlord loan products to kick off September. Reductions range between 15 and 50 basis points on select fixed products, bringing competitive relief to green mortgages, HMO investments, and complex portfolio refinancing.
The cuts arrive alongside wider housing data indicating average UK property values dipped slightly by 0.2 percent in August, marking an easing in headline purchase prices. More accessible finance terms could inject needed stability into landlord balance sheets, offering established operators an opening to restructure debt or expand rental portfolios amid shifting regulatory demands.
Mike Georgeson, CEO of Matriva, commented: “This shows lenders are finally recognising the squeeze on landlord cash flows and stepping in with more competitive financing options. Landlords coming off legacy fixed terms or managing HMOs should be speaking to their brokers immediately to lock in cheaper borrowing while rate cuts remain on the table.”
