Matriva Integrates with Xero to Automate Landlord Income and Expense Categorisation

Matriva has launched a direct integration with Xero, the cloud accounting platform, enabling landlords to import their bank transactions and automatically categorise them using UK landlord-specific income and expense categories.
The integration connects to a landlord's Xero account via OAuth, imports bank transactions, and applies intelligent vendor mapping to assign each transaction to the correct landlord accounting category, such as mortgage interest, insurance, repairs and maintenance, gas safety, or council tax.
"Landlords spend hours every month manually categorising transactions in spreadsheets or generic accounting software that doesn't understand rental property," said Mike Georgeson. "Our Xero integration brings those transactions into Matriva, categorises them using categories that actually match what HMRC expects, and feeds them straight into our MTD submission workflow."
Landlords can review and override any automatic categorisation, and the platform learns from corrections, improving its accuracy over time. Vendor mappings are saved so that future transactions from the same vendor are automatically assigned to the chosen category.
The integration also supports tax treatment tagging, allowing landlords to mark transactions as revenue expenses, finance costs, capital allowances or replacement relief, ensuring that each transaction is correctly accounted for when generating quarterly MTD updates.
