Letting agents and referencing providers across the UK are confronting an emerging threat as fraudsters increasingly leverage generative AI tools to construct fraudulent tenant profiles. Industry warnings, highlighted by tenant referencing platforms, demonstrate that fabricated identification documents, synthetic employment references, and manipulated bank statements are being crafted with unprecedented sophistication to bypass standard vetting procedures.

The growing sophistication of these fraudulent applications places private landlords at heightened risk of tenancy defaults, subletting scams, and illegal property use. With statutory eviction routes subject to heightened scrutiny and longer procedural timelines, admitting an unverified or fraudulent tenant poses substantial legal and financial exposure for property owners.

Risk analysts are urging letting agents and self-managing landlords to upgrade their tenant screening tech stacks by incorporating biometric verification, direct open banking data integrations, and direct employer verification protocols. Relying exclusively on manual document reviews or static PDF submissions is no longer deemed sufficient against automated fraud tactics.
