Understanding EPC ratings and the Minimum Energy Efficiency Standard

An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least). A valid EPC is required before a property can be let.

The Current rules

• Properties must achieve at least band E to be legally let.
• EPCs are valid for 10 years.
• Landlords must provide a copy to prospective tenants.

Future changes

The UK government has consulted on raising the minimum to band C for new tenancies from 2025 and all tenancies by 2028, with a longer-term ambition of band C by 2030. Improvements could include insulation, double glazing and boiler upgrades.
