From April 2026, landlords with rental income over £50,000 must report quarterly to HMRC. Here's what you need to do.

From April 2026, Making Tax Digital for Income Tax Self Assessment (MTD ITSA) becomes mandatory for landlords with qualifying property income over £50,000.
What changes
Instead of one annual Self Assessment return, you'll need to submit quarterly updates of your rental income and expenses, plus an annual final declaration to confirm your figures.
Who's affected
- Income over £50,000 - mandatory from April 2026
- Income over £30,000 - mandatory from April 2027
- Income over £20,000 - expected to follow
